DodoLabs expects to pass 250 properties after a season running its AI tools on 70 live short-term rental homes
The Dutch-Turkish startup built AirPace (dynamic pricing), lodgia (AI guest communication) and NestCrew (housekeeping operations) inside a working portfolio of holiday homes in Türkiye before offering them to other operators. Since June the three products have applied more than 34,000 nightly price updates, sent about 1,900 guest replies without human help and scheduled about 680 cleanings automatically.
UTRECHT, the Netherlands, 25 September 2026 - DodoLabs PropTech Solutions B.V., a Utrecht-based startup founded by two Turkish entrepreneurs in the Dutch Startup Visa program, today announced that it expects to be running more than 250 properties on its platform in the coming weeks, following a newly signed agreement. The company's tools were first run on a live portfolio of 70 short-stay homes in Türkiye, most of them in Istanbul and many of the rest on the Aegean and Mediterranean coast. Over the past twelve months that portfolio hosted more than 12,000 guest nights across roughly 1,270 stays.
Most software for holiday rentals solves one job: a pricing tool, a messaging tool or a cleaning app. DodoLabs built three products that share the same booking data. AirPace sets a nightly price for every open night of every listing. lodgia answers guests and turns their messages into tasks. NestCrew schedules and checks the cleaning between stays. All three work alongside the major booking channels.
The company published production figures for the first time today. Since June 2026, AirPace has applied more than 34,000 nightly price updates across the portfolio, using a set of more than 2,400 comparable listings and a calendar of local events such as public holidays and city festivals. lodgia has sent about 1,900 replies to guests on its own since late June and handled more than 1,000 guest conversations in the past 90 days. When it is unsure, it asks the right staff member, relays the answer to the guest and learns from it; that has happened 739 times. NestCrew has created about 680 cleaning jobs automatically from booking calendars, verified the cleaner's arrival by location, and scored 240 completed cleanings from photos, with an average score of 90.8 out of 100.
"We ran these tools on real homes with real guests for a full season before we let anyone else use them," said Uğur Özdemir, co-founder of DodoLabs. "Every night, prices have to be set, guests have to be answered and cleaners have to know where to go. We wanted software that carries that load and only asks a person when a person is needed. Seventy homes and one summer later, it handles the routine work, and when it doesn't know, it says so."
The products are designed to hand work to each other. When a guest tells lodgia they will arrive or leave at a different time, the cleaning crew sees the new time in its NestCrew briefing, and AirPace's price calendar reflects the same bookings. Operators can use each product on its own or together.
The newly signed agreement is expected to bring more than 250 properties onto the platform in the coming weeks. DodoLabs is not disclosing the partner's name at this stage.
"We are not trying to be the biggest platform. We are trying to be the one the operator opens first in the morning, because it already knows what happened overnight," Özdemir added.
DodoLabs started in 2024 within the Dutch Startup Visa program, with Utrecht-based Unusual Space as its facilitator, and is incorporated as a B.V. in Utrecht. The company has a small team across Utrecht and Istanbul. AirPace is priced from €4.90 per listing per month, lodgia from €59 per month for five units and NestCrew from $29 per month for five units. All three products offer a demo through their websites.

UTRECHT, 25 september 2026 – DodoLabs PropTech Solutions B.V., een Utrechtse startup van twee Turkse ondernemers die is geselecteerd voor de Nederlandse startupvisumregeling, verwacht dankzij een net getekende overeenkomst binnen enkele weken meer dan 250 woningen op zijn platform te hebben. De software draaide eerst op een live portefeuille van 70 vakantiewoningen, voornamelijk in Istanbul en aan de Turkse kust. In die portefeuille verbleven gasten de afgelopen twaalf maanden meer dan 12.000 nachten, verdeeld over zo'n 1.270 verblijven.
De meeste software voor vakantieverhuur doet één ding: de prijs bepalen, berichten beantwoorden of de schoonmaak regelen. DodoLabs bouwde drie producten die dezelfde boekingsgegevens gebruiken. AirPace zet voor elke vrije nacht van elke woning een prijs. Gastberichten gaan naar lodgia, dat antwoordt en van een vraag of klacht zo nodig een taak maakt. NestCrew plant de schoonmaak tussen twee verblijven in en controleert het resultaat. Alle drie werken samen met de grote boekingskanalen.
Eerste productiecijfers
DodoLabs maakt nu voor het eerst cijfers uit de praktijk bekend. Sinds juni 2026 heeft AirPace meer dan 34.000 nachtprijzen aangepast. Het kijkt daarvoor naar meer dan 2.400 vergelijkbare verhuurwoningen en houdt rekening met een kalender van lokale evenementen, zoals feestdagen en stadsfestivals. lodgia verstuurde sinds eind juni zo'n 1.900 antwoorden aan gasten zonder tussenkomst van een medewerker, en behandelde in de afgelopen 90 dagen meer dan 1.000 gesprekken met gasten. Weet het systeem een antwoord niet zeker, dan legt het de vraag voor aan de juiste medewerker, stuurt het diens antwoord door naar de gast en leert het ervan. Dat gebeurde 739 keer. NestCrew maakte circa 680 schoonmaakopdrachten automatisch aan vanuit de boekingskalenders, controleerde via de locatie of de schoonmaker ter plaatse was en beoordeelde 240 afgeronde schoonmaakbeurten aan de hand van foto's, met een gemiddelde score van 90,8 op 100.
'We hebben deze tools een volledig seizoen op echte woningen met echte gasten laten draaien voordat we iemand anders ermee lieten werken', zegt Uğur Özdemir, medeoprichter van DodoLabs. 'Elke nacht moet er een prijs staan, moeten gasten antwoord krijgen en moeten schoonmakers weten waar ze heen moeten. We wilden software die dat werk overneemt en alleen een mens inschakelt als dat echt nodig is. Zeventig woningen en één zomer later draait ze elke dag mee. En als ze iets niet weet, zegt ze dat.'
Werk dat wordt doorgegeven
De producten geven werk aan elkaar door. Laat een gast in een gesprek met lodgia weten hoe laat hij aankomt of vertrekt, dan ziet de schoonmaakploeg die tijd terug in haar briefing in NestCrew. De prijskalender van AirPace rekent met dezelfde boekingen. Verhuurders kunnen elk product los gebruiken of alle drie samen.
Door de net getekende overeenkomst komen naar verwachting binnen enkele weken meer dan 250 woningen op het platform. DodoLabs maakt de naam van de partner in dit stadium niet bekend.
'We willen niet het grootste platform zijn. We willen het programma zijn dat een verhuurder 's ochtends als eerste opent, omdat het al weet wat er 's nachts is gebeurd', zegt Uğur Özdemir.
DodoLabs begon in 2024 binnen de Nederlandse startupvisumregeling, met het Utrechtse Unusual Space als facilitator, en is als B.V. gevestigd in Utrecht. Het bedrijf heeft een klein team in Utrecht en Istanbul. De producten zijn beschikbaar voor verhuurders in Nederland en daarbuiten. Şirketin araçları ilk olarak, çoğu İstanbul'da, bir kısmı Muğla ve İzmir'de bulunan 70 kısa dönem kiralık evden oluşan canlı bir portföyde çalıştırıldı. Portföyde son on iki ayda 1.270'i aşkın konaklamada toplam 12.000'den fazla gece misafir ağırlandı.
Kısa dönem kiralama için yazılan yazılımların çoğu tek bir işe odaklanıyor: fiyatlama, mesajlaşma ya da temizlik. DodoLabs ise aynı rezervasyon verisini paylaşan üç ürün geliştirdi. AirPace, her ilanın her boş gecesi için ayrı bir fiyat belirliyor. lodgia misafirlere yanıt veriyor ve yazışmalardan görev çıkarıyor. NestCrew, iki konaklama arasındaki temizliği planlıyor ve kontrol ediyor. Üç ürün de büyük rezervasyon kanallarıyla birlikte çalışıyor.

Ürünler birbirine iş devredecek şekilde tasarlandı. lodgia'nın misafir yazışmasından çıkardığı giriş ve çıkış saatleri, NestCrew'da temizlik ekibinin iş notuna düşüyor; AirPace'in fiyat takvimi de aynı rezervasyonları görüyor. İşletmeciler ürünleri tek tek ya da birlikte kullanabiliyor.
DodoLabs, anlaşmanın tarafını şimdilik açıklamıyor.
